As Chattanooga grows into a larger metropolitan city, the demand for more retail and entertainment destinations needs to be explored. There are dormant spaces right in front of our eyes, begging to be revitalized. I often find myself traveling to Atlanta on weekends for some retail therapy, and I’ve always asked myself: why can’t we have this back home? During the drive home, right at the I-75/I-24 split, I look to the right and see the sleeping, underutilized Eastgate Town Center. It has all the potential to be a welcoming gateway and a new destination for Chattanooga’s retail and entertainment, bringing national brands to the city.

I challenged myself to a one-week charette to reimagine the site. The Eastgate Midtown master plan revitalizes Chattanooga’s retail landscape by returning the district to its original open-air roots. Spanning three separate blocks, this expansive vision transforms the area into a mixed-use ecosystem.
By thoughtfully blending new construction with preserved, high-quality existing buildings, the design creates a seamless integration of retail, business, residential, and entertainment spaces. This shift away from enclosed mall infrastructure brings fresh air and walkability back to the heart of Midtown, satisfying the modern desire for vibrant, outdoor lifestyle destinations.
Beyond its architectural impact, the development serves as a vital economic and social catalyst for the city. Designed to be inclusive and multi-generational, the highly walkable district offers accessible amenities that appeal equally to young families and seniors, while providing housing and retail options for a wide range of income levels. By establishing a premier destination for dining, shopping, and entertainment, the project will drive local revenue, elevate the surrounding housing market, and firmly position Midtown as Chattanooga’s most dynamic neighborhood to live, work, and play.
Town Center Study: Avalon is a premier mixed-use destination in Alpharetta, GA. The pedestrian-friendly, “live, work, play” environment and efficient vehicle access makes it an ideal precedent for the Eastgate master plan.
All new construction must thoughtfully reference and respond to the existing structures at Eastgate. The strong design intent of the original architecture provides a beautiful framework that should guide the aesthetic enhancement of this project.
